Thank you for your interest in our property! Please read and complete all information sections provided. If you have any questions, contact us immediately. You will be contacted by the leasing office on the status of your application.

Applications are processed as they are received. Approval for a unit is given to the most qualified applicant at that time. Application approvals are good for 30 days and can be applied to another unit. Processing fees cannot be refunded. If you would like to know whether there is currently an application in process, you may contact our office at 803-765-1777. Please be aware that since applications are largely placed online we cannot guarantee availability of a unit. 

THE FOLLOWING IS REQUIRED TO APPLY:

  • Non-Refundable Application Fee - $100.00 Per Adult Applicant even if you are denied tenancy.
  • Each occupant 18 years of age and older must be added as a Co-Applicant to the application.
  • Applications will not be considered complete until every applicant has filled out their application, supporting documents are provided, application is e-signed, and application fee(s) has been paid.
  • A valid social security number is required for each applicant.

The questionnaire takes approximately 10 minutes to complete and we recommend that you double check the information you provide to ensure there is no delay with your application for residency. All occupants over the age of 18 must apply regardless of income or employment status. The application process typically takes 5-7 business days.

An associate from Merrilyn Hall Realty, Inc. may contact you for additional information during the verification process. Please respond promptly so the background verification can be completed as quickly as possible so as not to delay the approval process.

Please make sure you have copies of your photo ID and 2 most recent pay stubs or form of income in the local area for all adults in digital form to upload during the application. If self-employed we will need your 1099 or other tax documents that shows your income. You will have an opportunity to upload these during the application. If we do not receive these documents your application will be on hold until we receive the documentation and we may accept another completed application ahead of yours. If you are unable to upload these documents you can email them to sales@mhallrealty.com.

A $125.00 administration fee will be charged at initial lease signing for all lease & document preparation.
 

CREDIT REQUIREMENTS

To determine satisfactory credit worthiness we obtain a report from a credit-reporting agency.

  • We review overall payment history.
  • We review outstanding collections.

                If you have credit problems, your application may be approved with a higher security deposit. 

  • Foreclosures and/or bankruptcy filing will result in a higher security deposit.
  • Tax liens and/or judgements will result in a higher security deposit
  • Outstanding debt to property managers or landlords will be denied.
  • Eviction filings on record within the last 5 years will be denied.
  • Eviction filings on record within the last 5-10 yeras will result in  2x security deposit. 
  • Copies of 2 most recent pay stubs.
  • Copies of 2 most recent government payments. (SS, SSI etc.)
  • Official new hire letter from employer.
  • If self-employed most recent tax return and bank statements.
  • Only submit employment or income documentation for income you will receive while you will be residing in this property. If your place of employment is not within 100 miles of the rental property, please provide documentation if you are a telecommuter or remote worker.

 

INCOME REQUIREMENTS

Household income must be no less than 2.5 x 1 month's rent.

  • Proof of income required. Acceptable forms of income are below:
  • Copies of 2 most recent pay stubs.
  • Copies of 2 most recent government payments. (SS, SSI etc.)
  • Official new hire letter from employer.
  • If self-employed most recent tax return and bank statements.
  • Only submit employment or income documentation for income you will receive while you will be residing in this property. If your place of employment is not within 100 miles of the rental property, please provide documentation if you are a telecommuter or remote worker.

You will be provided the ability to upload these documents at the end of the application. Make sure you have digital copies of these documents.

All occupants must meet our Rental History Requirements.

Rental History Criteria

  • We require two years of rental history in good standing with no significant late payments or lease violations
  • Contact information for all landlords for the past two years must be provided
  • If you own your previous residence, list yourself as landlord. We will verify this ownership through court and credit records 
  • Eviction filings within the last 5 years will be rejected - undisclosed evictions greater than 5 years will be rejected

Rental Criteria for animals

Policies on animals vary from home to home. There is a one time NON REFUNDABLE Pet Administrative Fee of $400 for the first approved pet and $250 for each additional. If you have a pet, there is an additional per pet application charge of $20 each for each pet which is administered by a third-party pet screening tool. Monthly pet fees range from $30-$80 based on data such as breed, weight, and vaccination records.

Please call our office to determine the animal policy for the home for which you are applying. Animals are subject for approval and photo and vet records maybe required. We do have a no aggressive breed list. Aggressive breeds are prohibited based on each homeowner's insurance policy. All breed restrictions are subject to change. An example of some restricted breeds are below:

  • Akita
  • American Bulldog
  • Chow
  • Doberman
  • German Shepherd
  • Husky/Siberian Husky
  • Malamute
  • Mastiff/Bullmastiff
  • Pit Bull / Pir Bull Terrier / American Pit Bull Terrier
  • Presa Canario
  • Rottweiler
  • Staffordshire Terrier / American Staffordshire Terrier
  • Wolf / Wolf Dog / Wolf Hybrid
  • Any mix or combination of the above listed breeds
  • No more than 2 animals per home

If misrepresentations are found after the lease agreement is signed, the lease agreement may be terminated.

Co-Applicants

As previously referenced anyone 18 or older regardless of income must apply. If any Co-Applicants do not have income you will only need to upload a copy of their Photo ID. At the end of the application you will have the ability to add Co-Applicants by clicking the add Co-Applicant button. Failure of Co-Applicants to apply will delay processing of your application.

IDENTIFICATION

All applicants must provide a copy of current photo identification with their completed application. (A driver's license or other government issued photo identification card is acceptable) You will have the ability to upload these documents during the application process.

  • All persons 18 years or older regardless of income or employment must submit an application with a non-refundable $100 application fee. If we are unable to verify your information, we must deny the application.

Often we receive multiple applications on one property. Applications are processed as they are received. Approval for a unit is given to the most qualified applicant at that time. Application approvals are good for 30 days and can be applied to another unit. Once your application is approved or denied you will receive confirmation via email or phone. If approved we will provide you the amount you need to bring at lease signing to secure the home as your first month's rent may be prorated if you move in on a day other than the 1st. You will have a courtesy hold of 1 business day from the date the approval was given. Time is of the essence. Please schedule your lease signing to occur within this 1 business day period to ensure the home will be available for you. Executing your lease agreement via e-signing is often the most expeditious method of completing this obligation. All payments at the time of lease signing must be made in certified funds such as cashier's check or money order. The home will continue to be shown and applications taken until the lease is signed so please schedule your lease signing as soon as possible. Failure to arrange for lease signing within 1 business day of approval may result in forfeiting the property to the next applicant.

Application fees are Non Refundable but can be used for any home Merrilyn Hall Realty, Inc. manages and are good for 30 days from the date the application was submitted.

Lease terms

Our minimum lease term is 12 months. No short term leases available.

Lease Signing

We have 2 ways to sign a lease, electronically via email through digital signing service, or we can schedule a time for you to come in the office to sign.

Property Condition: We recommend Applicant view the Property prior to applying and/or signing any lease. Homes can easily view the home by self-showing via the Rently App. Landlord makes no express or implied warranties as to the Property's condition and all properties will be rented as-is unless otherwise stated in writing by Merrilyn Hall Realty, Inc. 

Every Applicant must click the following PetScreening link and complete a profile. This applies whether or not you have a Pet(s). Should this step not be completed, your application will be considered incomplete and delay the approval process.
